The Jack – The starter package (30 Hours) – Flip Queen DC will:

  • Locate a deal that works with the 70% After Renovated Value (ARV) rule.
  • Walk you through the process from connecting to getting approved with hard money/private lenders who will fund the deal.
  • Refer you to contractors that I have personally collaborated with or vetted.
  • A top notch pro forma (cost analysis) will be provided and we will walk through together.
  • Conduct extensive research and create unique strategies for attaining a high return on your investment.

The King – The intermediate package.  (100 Hours) – Flip Queen DC will:

  • Provide a minimum of three deals that work with the 70% After Renovated Value (ARV) rule.
  • Walk you through the process of connecting and getting approved with hard money/private lenders who will fund the deal.
  • Refer you to contractors that I have personally collaborated with or vetted.
  • A top notch pro forma will be provided for all deals and we will walk through together.
  • Visit the selected property with you once weekly.
  • Provide design assistance from layout, finish selections, landscaping, paint color schemes, tile and flooring selection throughout the flip project.

The Queen – The Queen B package (165 Hours) – I will provide:

  • A minimum of five deals that work with the 70% After Renovated Value (ARV) rule.
  • Walk you through the process of connecting and getting approved with hard money/private lenders who would fund the deal.
  • Refer you to contractors that I have personally collaborated with or vetted.
  • A top notch pro forma will be provided for all deals and we will walk through each of them together.
  • Visit the selected property with you once weekly.
  • Design assistance from layout, finish selections, landscaping, paint color schemes, tile and flooring selection will be provided throughout the flip project.
  • A project manager to make bi-weekly visits to the property to ensure all contractors are completing all work as needed.
  • Daily availability  to answer questions and collaborate through each of the flip projects.

The Jist  – The Renovation option Flip Queen DC will:

  • Accommodate clients with all types of properties from fixer-uppers to shells, and everything in between.
  • Escort you throughout the entire process—from in-depth consultations to financial considerations—we’ll be by your side!
  • Teach you the best techniques and strategies, which we learned through our own experiences.
